The gap is large and it is not subtle. Dubai mid-tier office space commonly asks AED 100 to 180 per sq ft a year, while asking rents for standard offices in Ras Al Khaimah cluster around AED 27 to 36. Everything federal — the visa, the Emirates ID, the medical — costs the same in both. What changes is the floor area bill and what sits on top of it.
- Dubai, mid-tier districts: commonly AED 100–180 per sq ft per year; prime Grade A above AED 300.
- Ras Al Khaimah, standard offices: asking rents cluster around AED 27–36 per sq ft; listings run 26–106.
- Identical in both: roughly AED 3,000–7,000 per residence visa, federal rules, same visa status.
- Not in the headline rate: chiller, sewerage, service charges, cheque structure, fit-out.
- Tenancy registration differs: flat official Ejari fee in Dubai; a service fee plus a percentage in RAK.
The headline gap
On a per-square-foot basis, standard office space in Ras Al Khaimah asks roughly a quarter to a third of what mid-tier Dubai space asks. That is the whole story at the top level, and the rest of this guide is about whether it survives contact with the detail.
Dubai mid-tier and emerging districts commonly quote AED 100 to 180 per sq ft a year, with prime Grade A space in Downtown able to exceed AED 300. In practice a small office in a popular area such as Business Bay typically runs AED 35,000 to 60,000 a year before deposits and service charges.
Ras Al Khaimah office listings on UAE portals in October 2026 run from about AED 26 to 106 per sq ft, with most of the standard stock clustered between AED 26 and 52 and the typical range narrower still at roughly AED 27 to 36. One portal reports an average office rent of around AED 50,097 a year across its RAK listings.
All figures are asking prices from listing portals, read in October 2026. Listing sites publish what landlords ask, not what tenants agree, and most do not state when a price was recorded.
What Ras Al Khaimah actually lists
The cluster is easier to trust when you can see the individual listings behind it. These are live commercial office listings on UAE portals in October 2026, with the per-square-foot figure calculated from the stated area and annual rent.
| Area | Annual rent | Per sq ft | Noted in the listing |
|---|---|---|---|
| ~1,550 sq ft | AED 42,000 | ~AED 27 | Plus about AED 6,840 chiller and sewerage |
| ~1,635 sq ft | AED 44,100 | ~AED 27 | Al Seer |
| ~1,097 sq ft | AED 33,880 | ~AED 31 | AC included |
| ~1,550 sq ft | AED 56,190 | ~AED 36 | Al Nakheel, four cheques |
| ~1,781 sq ft | AED 92,620 | ~AED 52 | Upper end of the standard range |
| ~489 sq ft | AED 30,000 | ~AED 61 | Fully furnished, small unit |
Listings from UAE property portals, October 2026. Per-square-foot figures are our arithmetic from the area and annual rent each listing states. Asking prices, not transactions.
Two patterns are worth naming. Small units carry a premium per square foot — the 489 sq ft furnished unit asks more than twice the rate of the 1,550 sq ft shell, which is normal and not a RAK peculiarity. And the extras are frequently itemised rather than hidden: the first listing names its chiller and sewerage charge, which is more disclosure than many Dubai listings offer at the asking stage.
The same five visas, two bills
Take a company that needs five employee visas and nothing unusual, and the area requirement is the same in both emirates: roughly 9 to 10 m² per visa, so about 45 to 50 m², call it 500 sq ft. What follows is arithmetic from the ranges above — not a quotation, and not a claim about any specific building.
| Line | Dubai, mid-tier | Ras Al Khaimah, standard |
|---|---|---|
| 500 sq ft at the quoted range | AED 50,000 – 90,000 | AED 13,500 – 18,000 |
| Five residence visas | AED 15,000 – 35,000 | AED 15,000 – 35,000 |
| Tenancy registration | Flat official Ejari fee | Service fee plus a percentage |
| Indicative first-year total | AED 65,000 – 125,000 | AED 28,500 – 53,000 |
Our calculation from the ranges cited in this guide: Dubai AED 100–180 per sq ft, RAK AED 27–36 per sq ft, AED 3,000–7,000 per residence visa. Excludes deposits, service charges, fit-out, licence fees and establishment card. Illustrative only.
The visa line is identical by design — those are federal costs and they do not move with the emirate. The space line is where the difference lives, and on this illustration it is roughly a AED 36,000 to 72,000 annual swing on a small office. That is the number worth testing against your own quotes.
The area-to-visa arithmetic behind the 500 sq ft figure is set out in full in our guide to office space per visa.
What does not change between the emirates
A UAE residence visa issued in Ras Al Khaimah is the same visa as one issued in Dubai. Both are granted under the same federal framework and carry the same standing for banking, schooling and travel. There is no second-tier residency and no practical difference at an airport counter.
Several other things travel with you regardless of emirate: the per-visa cost of entry permit, medical testing, Emirates ID and stamping; the obligation to register a tenancy before a licence renewal or visa application will proceed; and the scrutiny a bank applies to your address when you open a corporate account. On that last point, a genuine leased office in Ras Al Khaimah is stronger evidence than a virtual address in Dubai, and it costs less — we set out what banks actually check in the guide to office requirements for a UAE business bank account.
What does change is the registration mechanism. Dubai uses Ejari at a flat official fee; Ras Al Khaimah registers with the Municipality on a percentage basis whose exact rate is reported inconsistently. That distinction, and why it matters on a larger contract, is covered in tenancy registration in Ras Al Khaimah.
What the per-square-foot number hides
A rate per square foot is a comparison tool, not a budget. Five items routinely sit outside it, and they are the reason two offices at the same headline rate can differ by thousands a year.
- Chiller and sewerage. Frequently itemised separately in RAK listings — one of the examples above adds about AED 6,840 a year on a AED 42,000 rent, which is a 16% uplift on the headline figure.
- Service charges. Common in managed towers in both emirates and quoted per square foot on top of rent.
- Cheque structure. One cheque, two or four changes your working capital even when the annual rent is identical. Several RAK listings specify four.
- Fit-out and furniture. A shell unit at AED 27 per sq ft and a furnished unit at AED 61 are not the same product; compare like with like or price the fit-out in.
- Security deposit. Held through the term and absent from the headline rate entirely.
The practical habit: ask every landlord for the all-in annual figure including chiller, service charge and deposit, on the cheque structure you intend to use. Comparing two all-in figures is informative. Comparing two per-square-foot rates often is not.
When Dubai is still the right answer
A cost comparison that always concludes in favour of the cheaper option is not a comparison, so here is the honest other side.
Dubai is the right answer when proximity is part of the product. If your clients expect meetings in their office, if you recruit from a talent pool that will not commute north, or if your sector's deal flow physically sits in DIFC or Media City, the rent difference is buying something real and the gap is not pure waste. The same applies where a specific free zone's regulatory status is the point — a financial services firm needing a DIFC licence is not shopping on rent.
Ras Al Khaimah makes sense on the opposite profile: a business whose customers are remote, national or international; a team that is small, hybrid or technical; a founder who needs residency and a credible address rather than a postcode that impresses. For that profile the Dubai premium buys very little, and it recurs every year.
The deciding question is not which emirate is cheaper — that is settled. It is whether your revenue depends on being physically in Dubai. If the answer is no, the arithmetic above is a straightforward saving. If it is yes, pay the premium with your eyes open and stop treating it as a cost to minimise.
How to run the comparison properly
- Fix the area first. Work out the visas you need in eighteen months, multiply by 9 to 10 m², and compare that area in both emirates rather than comparing whatever is listed.
- Get all-in annual figures, including chiller, service charge and deposit, on the same cheque structure.
- Separate the federal costs. Visas, Emirates ID and medicals are identical; leaving them in both columns only obscures the real gap.
- Price the registration. A flat Ejari fee and a percentage-based municipal fee behave very differently on a large or multi-year contract.
- Put a number on proximity. If Dubai is worth a premium to your business, decide what that premium is worth before you look at listings.
Done in that order, the comparison usually takes an afternoon and produces a number you can defend to a board. Done the other way round — browsing listings first — it produces a preference you then justify.
Frequently asked questions
How much cheaper is office space in Ras Al Khaimah than Dubai?
On asking rents in October 2026, standard RAK offices cluster around AED 27 to 36 per sq ft a year while Dubai mid-tier districts commonly ask AED 100 to 180. That is roughly a quarter to a third of the Dubai rate, though these are asking prices from listing portals rather than transaction data.
What does a small office cost per year in Ras Al Khaimah?
Live listings in October 2026 include around 1,097 sq ft at AED 33,880 and around 1,550 sq ft at AED 42,000, with one portal reporting an average office rent of about AED 50,097 a year across its RAK listings. Small furnished units carry a higher per-square-foot rate.
Is a Ras Al Khaimah residence visa the same as a Dubai one?
Yes. Both are UAE residence visas issued under the same federal framework and carry the same status for banking, schooling and travel. What differs is the cost of the office and licence behind them, not the visa.
What does each visa cost on top of the office?
Roughly AED 3,000 to 7,000 per investor or employee visa, covering the entry permit, medical testing, Emirates ID and residency stamping. This is a federal cost and does not change with the emirate.
What is not included in the quoted rent?
Commonly chiller and sewerage charges, service charges, the security deposit and any fit-out. One RAK listing in this guide adds about AED 6,840 a year in chiller and sewerage on a AED 42,000 rent, a 16% uplift on the headline figure.
Does Ras Al Khaimah use Ejari?
No. Ejari is a Dubai Land Department system. Tenancies in Ras Al Khaimah are registered with RAK Municipality on a different fee basis, and premises inside a free zone are recorded by the zone itself.
How much office space do I need for five visas?
Roughly 45 to 50 square metres, about 500 sq ft, at the planning ratio of 9 to 10 m² per employee visa. The requirement is the same in both emirates; only the rent on that area changes.
When does it still make sense to pay Dubai rents?
When proximity is part of what you sell — clients who expect to meet in their own office, a talent pool that will not commute north, or a sector whose deal flow sits in a specific Dubai free zone. If your revenue does not depend on being physically in Dubai, the premium recurs annually and buys little.
